🛠️ BEAMM Case Study – The Rive Install (San Diego)
🏙 Client Snapshot
- Client: Smarter Furnishings
- Location: The Rive Apartments, San Diego, CA
- Type: Full furniture install, removal & storage for student housing
- Units: 393
- Duration: ~10–12 days on site
- Crew: 10-person BEAMM team + rotating client-side support (3–6)
- Complication Level: 🔥🔥🔥🔥🔥
🚚 The Situation
BEAMM was brought in to support Smarter Furnishings on a full-unit furniture turnover at The Rive — a 393-unit student housing complex in San Diego. The job wasn’t just big, it was messy.
There was no clean furniture map. No unit-level plan. Deliveries were delayed and dropped sporadically. Inventory came in with no clarity on where it went, and Smarter’s project managers were scrambling to figure it out on the fly.
BEAMM showed up and figured it out for them.
🛏 What We Installed (and Moved)
- Mattresses Installed: 244
- Mattresses Stored (per client request): ~56
- Sectionals: 54
- Sofa Chairs: 58
- Loveseats: 4
- Dining Tables: 37
- Coffee Tables: 292
- End Tables: 287
- Media Units: 104
In addition to the installs, BEAMM stored 56 mattresses, 19 sectionals, and several other surplus items — coordinating all storage on site and on the fly based on what arrived and what each unit needed
🧱 What Made This Job a Challenge
- ❌ No accurate unit furniture plan
- 🚛 Deliveries arrived out of sequence and late
- 🔁 Client changed scope daily
- 🧊 Furniture had to be removed, stored, or redirected — in real time
- 💬 Crew lead had to make real-time calls with little to no documentation
- 🧠 BEAMM wasn’t just the labor — we became the site coordinators
✅ How BEAMM Got It Done
- Took over on-the-ground organization
- Adjusted daily to whatever furniture showed up
- Made real-time install vs storage decisions
- Handled removal and staging of old furniture
- Managed labor across buildings, storage, trash-out, and install zones
