🚧 The Situation

Smarter Furnishings had a large backlog of unused furniture stored onsite at 13th & Olive — the result of a prior failed transition back to pre-furnished student housing. With units already occupied, inventory gathering dust, and no documentation to work from, BEAMM was called in to take the job from standstill to completion.

No manifests. No staging. No plan. And no project manager on site.

BEAMM was asked to identify, build, install, and adapt in real time — working directly with the property’s maintenance team to execute under difficult conditions.

Over the course of just 3 working days, BEAMM sorted, assembled, and installed:

All furniture was pulled manually from tight, unsecured storage and deployed unit by unit inside fully occupied apartments â€” many containing existing tenant-supplied furniture.

🧱 On-the-Ground Challenges

  • No inventory list or unit-specific plan
  • All furniture pulled from cramped, disorganized storage closets
  • Units were fully occupied; installs often done while tenants were present or unaware
  • Field safety issues required crew to remain inside the storage area at times
  • Light furniture removal was required in multiple rooms to make space
  • Verbal direction only — no layouts, maps, or delivery checklists

🧼 Trash Handling

While Smarter coordinated dumpster placement, BEAMM’s team physically:

  • Removed and staged all packaging, pallets, and debris
  • Handled full site trash flow without needing additional labor
  • Left rooms clean, staged, and photo-ready before exiting

When BEAMM installs, the job ends clean and complete â€” not halfway.
